List Prices Fall Once Again
The median list price in the Mid-Atlantic for the week ending August 4 was $400,000, marking another week-over-week decrease of 2.2%. Although list prices have generally remained higher than a year ago, showing a 2.8% increase compared to the same week last year, the Del/Mar Coastal region is an exception, where list prices are now lower than they were a year ago.
 
New Listings Continue Adding to Supply
The Bright MLS service area saw 5,840 new listings this week, a 7.1% increase from the same week in 2023. New listings have consistently exceeded last year's numbers, gradually increasing the available supply.

Active Listings Are on the Rise

With the rise in new listings, active listings continue to trend upward compared to last year's levels. At the end of the week ending August 4, there were 35,608 active listings across the Bright MLS service area, a 28.2% year-over-year increase. Despite the higher inventory, the number of new pending contracts remains about the same as last year's levels, as some prospective buyers face affordability challenges or are waiting for mortgage rates to decrease further.
